πŸ”„ Why Do I Need to Find a Replacement When I Move Out, and What Is Expected From Me?

Updated over a month ago

πŸ“Œ Tenant’s Responsibility

After submitting your official notice, you are required to make sufficient effort to find a replacement. This does not mean you must necessarily find someone yourself, but you must show that you have actively tried.

βœ” Sufficient effort includes:

  • Posting advertisements for your bedroom on preferred platforms (social media, websites, etc.).

  • Responding promptly to tenant applications via the Coloc marketplace.

  • Arranging visits with potential new tenants.

  • Contacting Coloc Housing if you struggle to find a replacement so they can assist.

πŸ“œ Clause 5.2: What the Contract Says

βœ” You are released from your obligations once a new tenant signs the assignment agreement.

βœ” If you do not find a new tenant, you must demonstrate active and sufficient efforts to avoid being held accountable for rent after your departure.

βœ” Coloc Housing can hold you financially responsible for up to 6 months if:

  • You leave without notice.

  • You make no effort to find a replacement.

  • You fail to respond to Coloc Housing while your bedroom remains unoccupied.

πŸ‘₯ Why This Process Exists

We aim for a smooth and fair transition between tenants. This system ensures:

  • Current tenants help maintain occupancy to avoid vacancies.

  • New tenants are selected with input from the remaining housemates, ensuring a good fit.

By following this process, you help maintain a great living experience for everyone.
