πŸ“ˆ What Is the Yearly Rent Indexation, and How Does It Affect My Rent?

Updated over a month ago

Each year, on the anniversary of your rental agreement, your rent may be adjusted based on Belgium’s official indexation system. This is done to reflect the cost of living changes as published by Statbel, the Belgian Government Institution.

🏠 What Is Rent Indexation?

βœ” Rent indexation is a legal adjustment of rent based on inflation.

βœ” The net rent (excluding charges) is indexed yearly on the contract's anniversary.

βœ” The formula for calculating the new rent:

πŸ“Œ Basic rental price Γ— New index Γ· Base index

  • Base Index β†’ The index from the month before the contract was signed.

  • New Index β†’ The index from the month before the anniversary date.

  • The indexation applies to the net rent, not the additional charges.

πŸ“Š Example of Rent Indexation Calculation

πŸ“… Contract Start Date: 1st December 2020

πŸ“… Indexation Applied: 1st January 2021

πŸ”Ή Person A’s Rent Details:

  • Old Rent: €600 (net rent) + €150 (charges) = €750

  • Base Index: 109.91

  • New Index: 115.20

πŸ“ New Rent Calculation:

πŸ‘‰ €600 Γ— (115.20 Γ· 109.91) = €628.88 (New Net Rent)

πŸ‘‰ New Total Rent = €628.88 + €150 (charges) = €778.88

πŸ“… When Does It Take Effect?

βœ” The new rent applies one month after the official announcement (e.g., If announced in December, it starts in January).
