💰 What Is Covered in My Rent, and What Isn’t?

Your rent covers certain repairs and maintenance, but some tasks remain your responsibility. Here’s a breakdown:

✅ What is included in your rent:

Your monthly charges includes:

  • Gas, electricity & water – No separate contracts or bills to split.

  • Wi-Fi – Fast and reliable internet, already set up.

  • Fire insurance – You’re covered in case of damage or accidents.

  • Cleaning budget – There’s a monthly budget for shared space cleaning. This can be distrubuted however the house prefers.

  • Repair budget – For fixes that should fall under a tenant's responsability, but are harder to do.

  • Annual maintenance of appliances – Regular upkeep and replacements due to normal wear and tear.

  • Heating system & boiler upkeep – Regular inspections and servicing are included.

❌ What’s not included:

A few things still fall under your responsibility:

  • Personal expenses – Food, toiletries, laundry detergent, etc.

  • Extra or deep cleaning – Anything beyond the standard cleaning budget.

  • Lost keys or damage due to negligence – These are not covered.

  • Lightbulb replacement – If reachable (under 2.5m), these are yours to replace.

  • Basic upkeep tasks – Cleaning appliance filters, venting radiators, or resetting the boiler when needed.
