Your rent covers certain repairs and maintenance, but some tasks remain your responsibility. Here’s a breakdown:

Your monthly charges includes:
Gas, electricity & water – No separate contracts or bills to split.
Wi-Fi – Fast and reliable internet, already set up.
Fire insurance – You’re covered in case of damage or accidents.
Cleaning budget – There’s a monthly budget for shared space cleaning. This can be distrubuted however the house prefers.
Repair budget – For fixes that should fall under a tenant's responsability, but are harder to do.
Annual maintenance of appliances – Regular upkeep and replacements due to normal wear and tear.
Heating system & boiler upkeep – Regular inspections and servicing are included.

A few things still fall under your responsibility:
Personal expenses – Food, toiletries, laundry detergent, etc.
Extra or deep cleaning – Anything beyond the standard cleaning budget.
Lost keys or damage due to negligence – These are not covered.
Lightbulb replacement – If reachable (under 2.5m), these are yours to replace.
Basic upkeep tasks – Cleaning appliance filters, venting radiators, or resetting the boiler when needed.

If you move in for the 1st day of a month, you will pay the regular amount for the rent (meaning the full price).
However if your move in date (or move out date) are not strictly at the beginning (or end) of the month, then the pro-rata rent will be applied:
How Pro-Rata Rent Works
Moving In Partway Through the Month → If you move in after the 1st, you only pay rent for the days from your move-in date until the end of the month.
Formula: Pro-Rata Rent = ( Monthly Rent / Total Days in Month )× Number of Days Stayed
Moving Out Mid-Month → You must pay rent for the full 2-month notice period. If you leave earlier, you will only receive a partial refund if a new roomie moves in before your notice period ends.
Key Rules for Pro-Rata Rent
Two-Month Notice Rule → Even if you move out earlier, you must pay rent for the full notice period.
Finding a Replacement → If a new roomie moves in before your notice period ends, they will pay pro-rata rent for the days they stay, and you may receive a partial refund for the remaining days of your notice period.
New Tenant Payments → When a new roomie moves in, they must pay the following, before a refund can get enitiated:
Deposit (2 months of rent)
Onboarding Fee (€300)
Pro-Rata Rent for the days they move in

Here’s what you need to know:
Due Date – Rent must be paid before the 1st of each month.
Payment Details – Log into your Coloc Housing dashboard, click on "See Current Contract," and scroll to "See Payment Details". Make sure to always check if the payment details are still the same.
First Rent Payment – If you move in mid-month, your first rent payment must be received before your arrival.

The monthly charges are based on estimated expenses but can be adjusted if actual costs vary significantly.
When Can Charges Be Reviewed?
Legal Basis → The rental agreement allows both parties to adjust the charges if actual utility costs (water, electricity, heating, cleaning, insurance, etc.) are 20% higher or lower than the budgeted amount.
Charge Adjustment Process:
If actual expenses exceed the budgeted amount by more than 20%, either party may request increase or decrease the monthly charges to a cost-covering level.
Any adjustments will be communicated to roomies at least one month in advance, along with supporting documentation.
