Main differences

  1. Speed of Repairs

    In houses managed by Coloc, the building is owned by a private landlord. This means we often need their approval before arranging repairs or sending contractors. Even when we push for quick action, this approval step can slow things down.

  2. Quality & Upgrades

    Because the landlord decides on budgets and materials, we can’t always choose the higher-quality solutions or proactive improvements we usually apply in Coloc-owned houses. We still aim for good results, but we don’t always have full control.

Why this matters

Day to day, tenants may notice that repairs in managed houses sometimes take a bit longer or that certain upgrades aren’t possible. In Coloc-owned houses, decisions are faster and we can invest more freely in comfort and long-term improvements.
